“Marketing your home” “THERE’S MORE TO BEING A REALTOR® THAN JUST PUTTING A SIGN IN THE YARD” MY MISSION: 1. Get as many qualified buyers as possible into your home until it is SOLD!2 Communicate the results of my activities to you AT LEAST weekly, emphasizing honesty and integrity. 3 Assist you in getting the highest possible dollar value for your property. 4 Use the best possible methods of exposing your property to potential buyers MY PLAN FOR MARKETING YOUR HOME: 1. Perform a comparative market analysis so that together we can determine the appropriate listing price for your home. This is a critical first step, particularly in this competitive market. Consider: Do you want to list your home, or do you want to sell your home? What is the right price point to give your property the most exposure to potential buyers while giving YOU the best possible return? 2. Position your home in the MD/VA Multiple Listing Service (MLS). This involves not just simply posting your home in the MLS, but providing potential buyers with descriptions and pictures that will pique their interest and drive traffic to your home. 3. Ensure your home gets the proper presence on the Internet where over 80% of buyers now begin their home search!! In addition to the Remax.com website, one of the most widely used sites for home searches, I will place your home on other major web sites: www.realtor.com, the Internet’s #1 real estate site, with more than 5.2 million unique visitors per month, Craig's list, AND your property will be prominently featured on my website: http://www.listwithlyt.com/ 4. Have a professionally done virtual tour and pictures featuring your home. 5. Submit copies of your listing to all Sales Associates at RE/MAX Exclusive 6. Provide a professional flyer, listing features and benefits of your home (for co-operating agents AND potential buyers) 7. Suggest changes you should consider which could make your property more marketable. This may include specific “staging” suggestions per room regarding furniture placement, furniture removal, and low cost décor brighteners. 8. Notify homeowners in your neighborhood that your home has been listed so they can help pick their new neighbors. 9. Add additional exposure through a professional sign and lockbox. 10. Hold Open Houses (weeknight and/or weekday) (as applicable). 11. Hold Brokers Opens to ensure that your property is exposed to a large number of realtors. 12. Advertise until your property is sold, using various mediums.. 13. Communicate with you AT least weekly to keep you informed on the status of your listing. 14. Pre-qualify all prospective buyers (when possible) or insist on letter of pre-approval. 15. Follow-up with Agents and/or potential buyers who have visited your home for their response, so that we may fine-tune our marketing plan. 16. Inform you of new properties that come on the market and may have an impact on the sale of your house. 17. Represent you by promptly presenting all contracts from co-operating brokers and helping in negotiating the best possible price and terms for you. 18. After the contract has been accepted, follow up, attend property inspections and advise you about mortgage, survey, appraisal, title and other closing procedures. 19. Schedule and attend the closing of your home and help resolve any last-minute problems. 20. Maintain contact after the sale with my clients and help in any way I can. I keep in touch so I can lend a hand wherever needed. 21.
